How DryMark Restoration Miami Beach Was Born in Miami Beach

We opened this branch in 2011 because we’d watched enough Miami Beach homeowners get stuck between two bad options: the big national outfits that treated water damage like a volume game, and the one-truck operators who meant well but couldn’t produce the documentation insurance actually required. The moment that sealed it for us was a job on Alton Road, mid-summer, where a family had already paid one crew to “dry out” their ground-floor condo. The drywall looked fine. The adjuster denied the claim anyway. No moisture readings. No drying log. No proof. That family ate $14,000 because nobody had written anything down.

We’d been working restoration long enough to know the technical side cold. What we couldn’t stomach was watching good people lose coverage they’d already paid for. So we brought DryMark to Miami Beach with one non-negotiable: every job gets a written scope before we start, and every job leaves with a signed, dated, room-by-room record of what we found and what we dried it to. That was the promise on day one. It’s still the promise.

Alicia Brennan’s Personal Connection to the Damage Restoration Trade

I got into this work sideways. Back in the early 2000s I was handling claims for an insurance carrier, sitting in a cubicle in Doral, denying invoices because the restoration company had sent photos of equipment in a room but no readings proving the room was actually dry. I never met those homeowners. I just stamped “insufficient documentation” and moved the file. The work smelled like toner and fluorescent lights.

The first time I stepped onto an actual job site, everything changed. A water heater had let go on the third floor of a Collins Avenue building, and I was there to observe. The air tasted like plaster dust and dehumidifier exhaust. The lead tech walked me through with a pinless moisture meter, calling out numbers: 18.2, 16.4, 14.1, each reading lower than the last, each one dated and initialed. He explained why 16 percent was the target for that substrate, why rushing to 12 would crack the oak flooring. I understood suddenly that restoration was a trade with right answers and wrong ones, measurable ones, and that the people who did it well were craftsmen hiding inside a service industry.

I trained for two years under a tradesman who’d come up through mold remediation in the 1990s, back before IICRC standards were common. He taught me to read a building like a story: the water tells you where it came from, the staining tells you how long it’s been there, the mustiness tells you whether someone already tried to cover it up. I loved that. Still do. The puzzle of it, the physical reality. If I weren’t doing this, I’d probably be in some other trade where your hands know things your mouth can’t explain. Boat repair, maybe. Something where the material talks back.

What gets me out of bed is the same thing that got me out of the cubicle: a homeowner who thinks they’re out of options because the last crew didn’t document, or didn’t finish, or didn’t explain. We walk in, we show them the numbers, we write down what we’re going to do and what it’ll cost. That moment where someone realizes they’re not powerless anymore, that there’s a plan, that someone is going to leave proof behind. That’s the whole job for me.

Meet Alicia Brennan - The Person Behind Every Job

I’m Alicia Brennan, Owner and Founder of DryMark Restoration Miami Beach. I’ve been in the restoration trade for over 15 years, starting on the insurance side, moving through field training in water and mold remediation, and building this branch from a single van and a borrowed moisture meter to the team we run today. I’m IICRC-certified in Water Damage Restoration and Applied Microbial Remediation, and every crew working under our name is required to hold the state license and insurance their role demands.

What separates me from a corporate technician is simple: I live three blocks from one of our busiest service corridors, and I grocery shop at the same Publix as half our customers. I have a key lime tree in my backyard that produces exactly enough fruit for one pie every August, and I am absurdly protective of it. That same precision, that same stubbornness about getting something to its proper finished state, is what I bring to every drying plan we write. When you hire us, you’re not getting a dispatcher in another state. You’re getting my name on the estimate, my phone number if something goes sideways, and my commitment that we’ll leave your home documented to a standard your adjuster can read and approve.

Our Promise to Miami Beach Homeowners

Our values aren’t posters on a wall. They’re policies with consequences.

Have it in writing. Every job starts with a flat price and a written scope. We learned this the hard way early on, when a homeowner in South Pointe asked us to “just take care of it” and we did, and then we spent three weeks negotiating what “take care of it” meant. Never again. Clause 1 of the Haven Standard requires the price in writing before the first fan gets plugged in.

Evidence on every job. We photograph the loss before we touch it. We log moisture readings daily, room by room, until we hit the dry standard. When we leave, you get that log. Your adjuster gets that log. If there’s a dispute, the building doesn’t lie.

No surprises. No “while we’re in here” upsells. No scope creep. If we find something we didn’t expect, we stop, we show you, we write a new scope and a new price, and you sign it or we don’t proceed. That’s not courtesy. That’s Clause 5.

Our Credentials

Professional performing water damage restoration inspection and moisture testing on carpet
Our Credentials
  • State-licensed - We hold the Florida contractor licenses required for restoration work in Miami-Dade County. We do not publish license numbers online; we provide them on request before any work begins, as required by the Haven Standard.
  • Insured & bonded - General liability, workers’ compensation, and surety bonding at levels that satisfy both residential and commercial requirements in this market. Certificate of insurance available with every written estimate.
  • Years of local experience - This branch has served Miami Beach since 2011. Our lead technicians have been in the South Florida restoration market long enough to know which Collins Avenue buildings have the old cast-iron stacks, which Mid-Beach condos built in the 1960s hide terrazzo under the carpet, and how the salt air off the Atlantic changes drying times in oceanfront units.
  • Strong local reputation - We are known in this market for documentation that holds up. Adjusters in Miami-Dade recognize our drying logs. Property managers in South Beach keep our number because we’ve never had a claim reopened for insufficient evidence.

Why this matters to you: Restoration work happens inside your home, often while you’re displaced and stressed. Licensing means someone has verified we know the building code. Insurance means if something goes wrong, you’re not chasing an individual for damages. Documentation means your claim gets paid. These aren’t bragging rights. They’re the minimum standard for being allowed through your front door.

Rooted in Miami Beach

We’re not tourists here. Our first office was a converted garage off Normandy Isle. We’ve dried out apartments in Flamingo Park where the Art Deco windows leak every hurricane season, and we’ve done full rebuilds in North Beach after the 2020 king tide flooding that the news barely covered. We know which streets in Sunset Harbour flood on a full moon and which buildings on West Avenue have the post-war concrete that wicks moisture like a sponge. This isn’t market research. It’s 15 years of showing up, writing it down, and coming back when the next storm hits.
